Marina Docky apartment by the water: pearl, light and character in every room
The building stands on a small peninsula in Libeň, surrounded by water on all sides. On the second floor lives a family who moved to Prague: parents and two teenagers. They often have guests, love light and wanted a home that feels like quiet luxury — calm, light, without showy glamour.

The brief
The 110 m² apartment was handed over by the developer in standard finish: wooden flooring, white walls, a two-level ceiling in the hallway. There were niches for storage, but no storage system itself. Lighting consisted of just a few basic points.
The family came to us after an unsuccessful experience with another designer. We started the concept from a clean sheet. The brief was simple: light, interesting, with striking surfaces and design pieces. And every room should have its own detail.
The constraints were firm. We keep the layout, doors, flooring and bathroom tiles. We don't lower the 2.60 m ceilings.
The challenge: give a standard apartment character without touching its basics — only through light, surfaces and furniture.
Main idea
A light nest above the water: soft pearl, warm wood and light that adapts to every evening.
Solutions
Hallway
On the left, a floor-to-ceiling wardrobe with mirrored doors that double the light. Opposite, a soft bench and open shelves. Around the corner, a wall-hung console with a round mirror — a short pause before the living room.
Living room and kitchen
We clad the TV zone up to the ceiling in large-format matte Atlas Concorde Greystone tiles and framed it with painted slats. Opposite stands the Poliform Bristol sofa, with a large window overlooking the water behind it. The built-in cabinet with backlit shelves has tall vertical niches with preserved moss — a living green pause that needs no care. Behind the partition, the L-shaped kitchen continues with a bar counter and a wine cooler. The same tiles connect it to the living room, and round Lodes lights hang above the table.
Bedrooms
The parents' bedroom is in powder pink. The velvet headboard reaches the ceiling, with golden Lodes pendants on either side of the bed. Full-height mirrors and a dressing corner add depth. A built-in wardrobe with an integrated TV zone runs along the long wall. The daughter has her own dressing corner with a large mirror and pearlescent paint in a different shade. The son has projecting Egger oak-decor panels with hidden backlighting, combined with geometric wallpaper.
Materials
The project's main surface is San Marco Ca'd'Oro decorative paint in warm pinkish pearlescent tones. It refracts light and changes shade during the day, looking its best with hidden backlighting. Its softness is balanced by strict matte tiles. The kitchen is made of Egger PerfectSense with an anti-fingerprint surface in taupe and coffee tones: for a family with teenagers it matters that deep-matte fronts stay clean. Light oak in the furniture keeps the whole palette warm.
Lighting and smart home
To avoid lowering the ceilings, we chose surface-mounted track systems and Centrsvet spotlights. All wiring is hidden. The apartment already had a Jung KNX smart home system. We integrated all the lighting into it with DALI dimming and set up the controls ourselves.
Custom furniture
The first furniture supplier made serious construction errors. We took responsibility and found a family workshop that completed and partly remade all the built-in furniture. The clients got a result without compromise.
Design and result
Result
A white box with no lighting or storage became an apartment where every room has its own character, the light is set in scenes and everything has its place. The family has lived here since autumn 2022.
